A real look at new construction costs on 7 Mile Island. If you've been searching for new construction homes in Avalon or Stone Harbor, you already know inventory is tight and prices are high. But what you may not know is what it actually costs to build from the ground up — and why those numbers are what they are.

Based on a recent luxury build on 7 Mile Island, a fully custom single-family home totaling 3,750 square feet is coming in at just over $3 million in construction costs alone — not including land or furnishings. Here’s a breakdown of where that money goes.

In this instance, the property came out to around $800 per square foot. The larger the home, the higher the costs, but remember that as you scale, your price per square foot tends to decrease. For example, a 5,000 sq ft bayfront home may have a total build cost of $3.5M, which brings the price per square foot down to about $700.

Why does it cost so much to build on 7 Mile Island?

Building in a coastal community like Avalon or Stone Harbor comes with costs you simply don’t face inland. FEMA flood zone requirements mean pilings, raised foundations, flood vents, and coastal waterproofing are non-negotiable. In this particular build, the foundation alone — including pilings, full masonry, and brick veneer — came to nearly $246,000. That’s before a single wall goes up.

The exterior package on a luxury Shore home is also a significant line item. Framing, high-end windows, real cedar siding, Ipe hardwood decking, standing seam metal roofing, motorized hurricane shutters and screens, custom doors, and steel beams for large sliding doors all add up. In this build, the exterior came to just under $887,000 — the single largest cost category.

Finish allowances for a true luxury home — including kitchen cabinetry, countertops, tile, plumbing fixtures, decorative lighting, and integrated AV and shade systems — can easily exceed $500,000 on their own. These are the selections buyers see and feel every day, and cutting corners here shows immediately.

What does this mean for buyers considering new construction?

When you see high-end new construction homes in Avalon or Stone Harbor listed between $8M and $15M, the math starts to make more sense. Standard lots on 7 Mile Island routinely trade between $2.5M and $4M. Beach block, oceanfront, bayfront, and oversized lots can trade from $4M to $10M, depending on location and lot size.

Add $3M–$4M in construction costs, plus plans, carrying costs, $250K–$500K in interior design fees, and the developer’s margin, and those listing prices begin to reflect a real cost basis — not just speculation. For buyers evaluating new construction, understanding these numbers is valuable leverage. It helps you assess whether a home is priced fairly, what level of finish you’re actually getting for the price, and whether building a custom home of your own might be worth exploring.
